What Causes A Sinking Garage Floor

Garage slabs are incredibly heavy and can cause the soil underneath the slab to compact, eventually leading to settlement. This problem can also manifest in the form of concrete cracking, tripping hazards, and gaps along the sides of the garage. Vehicles can make this problem worse, increasing the likelihood of a slab cracking if it has already begun experiencing settlement. When the warning signs start appearing, it is time to act; the longer a homeowner waits, the more likely the problem will grow to a more costly one.

Garage Floor Lifting and Leveling with JACKCRETE

Because garage floors sink due to loose soils, stabilizing and leveling garage floors is as simple as reinforcing the soil. To start, we drill a series of 5/8” holes around the sunken garage slab, or throughout the entire garage if we believe the problem is widespread or a full grid will lower the likelihood of cracking. We then begin to slowly inject our lightweight spray foam beneath the sunken garage, letting it expand and fill all of the gaps that exist beneath the concrete. Once the ground is sufficiently stabilized, our technicians focus on the lower areas, lifting them up to their original position. This whole process usually takes between 1-3 hours, and requires nothing more from the homeowner than moving vehicles and any large items from the garage. Once we’re done and our team finishes cleaning up, vehicles can be moved back inside the garage immediately.

Can I Replace My Garage Concrete?

You can, but it will be significantly more expensive. Garage slabs generally use a large amount of foam due to the larger sizes of voids underneath the concrete, but the price is still 30%-50% the cost of demolishing the existing concrete, having it hauled away, tamping the soil, and re-pouring the concrete within the garage. This process can take 1-2 weeks from start to when it is traffic-ready, compared to the average 2 hour turnaround time with JACKCRETE.
